We are a development of 22 (mostly stand-alone) condo units located in Estes Park CO, one mile west of town on Highway 36, and 2.8 miles east of the Beaver Meadows entrance station to Rocky Mountain National Park.
Our community has the rustic feel of traditional Rocky Mountain architecture married to the modern amenities that today's homeowner wants.
Assessments are $400 per month which covers maintenance of common areas, home exteriors, driveways, roofs, snow removal, and city sewer (excludes unit decks, glass, and doors).
In addition to a Working Capital Fund we maintain a healthy Reserve Fund ($254,552 at 1/1/2024) to cover longterm deferred maintenance projects.
The Association is a Colorado nonprofit corporation that is governed by Bylaws, Declarations, and Policies and Procedures.
All homeowners and tenants and their elected Board are required to comply with these documents. View them in the Governing Documents section shown below.
The association carries liability, casualty, and other types of insurance on items that it is responsible for.
All vendors/contractors who do work for the Association are required to carry CGI Liability Insurance and to present proof of coverage before starting any work on the association's property, to include any work done on the exterior of individually owned units.
The Association is governed by an elected Board of five homeowners. The current Board (through the year shown) is:
